Long story short, lost a lawsuit and a judgement was rendered against me in Texas.

Sometimes when a tenant does not pay you can get mad, take them to court, win, file judgements, etc, etc. 

That will get you a judgement against him to recoup your loss.

It was raining on Wednesday, so I told them that I wanted to wait until the roof was dryed out somewhat to get on the roof.

Now after recent heavy rains I am informed a month later that water came in the back door and has ruined the floor, needs the whole room replaced.

Had some extreme storms with a lot of rain come through this past weekend and had my tenant call me to let me know there was water in the basement.

Once you have a handle on things, and perhaps enough of a backup fund built-up, then you can re-evaluate after a month or two.I know you have rentals already, so make sure you're set there with reserves that you wouldn't have to dip into...sometimes when it rains, it pours. 

Shortly after the road was completed, my property with a finished basement that was used as legal bedrooms flooded 3 inches deep, 3 times during very heavy rain falls in one summer.
