Student loans you can kick the can down the road. 

He spends hundreds of thousands of dollars on research every year that he uses to help his students, he'spassionate about his students and I've seen him bend over backwards to help them.

Are there any private money lenders for college students?

I was wondering if I can be a student to someone who is in the real estate field and that doesn’t mind teaching me the ropes along the way

., and compare the property with other SFR regardless if they are used as student housing because they are less than five units.

I am looking into buying a rental property in the Boston area (it does not need to actually be in Boston) but I want to be able to rent to students and young professionals, as I plan to do a micro-unit, coliving type arrangement, and they will be my target market.

Those students will have to find outside housing now, so I've been looking into that area because I see its growing.

I will get approximately 26k from the deal (6 to pay off my student loan and 20 to invest in my first BRRRR). 

We currently have about 10k saved up and substantial amount of student loans (thanks to me) to pay off.
