As in one of the comments, apart from geographic location of these lands, other social factors can determine the growth of real estate to mention, literacy leves ,GDP , urbanization, government policy, political stability and the like.

Keep in mind a fair amount of banks will have geographic restrictions.

Along those lines, diversifying your real estate portfolio geographically may offer you similar protection from swings in the market.

If it really weighs on you so much and you want to police the activities of your tenants, just honestly tell him that you're not comfortable and demand an explanation.
