Yes the extent of bad water damage was covered by furred our drywall.

In addition, cities can change their STR rules at the drop of a hat, so you want to make sure you understand the political climate in any area you plan to buy an STR to get a feel for their appetite to regulate STRs.

Hello gang,  I've decided to throw my hat in the real-estate development ring.

I'm trying really hard to not put on my tin foil hat, but here's the situation:We are under contract for a lake house in a VERY hot market (Lake Hartwell, SC/GA). 

As another guy said, GCs are slammed right now (that is a hat I wear which is why I chimed in) do not take this the wrong way but we don't have the free time (literally, free to you, costs us money to be there when we can be doing something else) to hold your hand and give you an estimate of a house you MIGHT buy.

Feel free to reply with more accurate numbers, I'm just pulling these out of the hat so we can understand what you're going for.
