The only reason I even offered that is that the area has started to come around a little bit and if the neighborhood renovation keeps moving towards that area (2 blocks away)it could turn out to be pretty fruitful.

When I used to sell my own houses (not listed on mls) we actually baked cinnamon rolls in the ovens just before open house, served them, had fresh coffee brewing as well as tea and a bowl of fresh fruit available.
