Was a very hard decision as it was a historic home that I really wanted to AIRBNB as it was one of the first atomic shelters built in the US - but love doesn't = money/good business.

And the pace of homes being built is too far below what we need to keep pace let alone catch up to where its only going to get worse.And that is going to drive up inflation big time.

Some are built to get paid on the exit, others are more about making money on long-term cash flows.

I just looked at the sheet again, you must have that growth built into your formulas ( i have not downloaded it, just looking at your link) you should have a way to have a growth input %, some areas do not Appreciate like others and you should be able to adjust that.

The owner I know uses a local handyman service they've built a relationship with to handle one-off issues that come up and perform regular maintenance, and it sounds like you've already got cleaning locked down. 

Some of those houses are poorly built, though they initially look great. 

Currently working with a Tech student and investor (won't tag him unless he wants to chime in himself) on a short sale deal that is providing him with massive amounts of built-in equity out of the gate since he was able to get it so far below market value.

If you're willing to share I'd love to learn more about what you built. 

That way most of it is already built out.
