Any suggestions on markets that fit this criteria? 

My plan is to only purchase 1-2 properties per year, though, which is probably the main reason why this approach works for me.If you don't trust your realtor, I'd say maybe you should maybe find one that is a better fit?

My owners get to know me in the process and most of them trust me right off the bat to handle things as I see fit.

I am looking for the best fit for me to start with. 

I spent a lot of time qualifying tenants and making sure they were the right fit.

My friend's son is looking for his first home and this may be a great fit. 

Adjust as fits you.  

The ceilings in the basement are a hair over 7' (full size door fits), and trying to understand whether to duplex down my first floor unit and go from 3/1 to 4/2 bed/bath legally. 

If it doesn't fit with what your program is all about then you shouldn't say that!
