I disagree completely after having enormous tenant damage and tenant defaults on non mobile units.

It is calcualted based on the % of the debt.The calcualation of debt / basis = UBTI % is correct only it is described by the average debt / average basis.That would be an enormous tax bill assuming very little allowable write-offs.
