Hey everyone, I've been lurking/checking out Biggerpockets for about 6 months now and have been just trying to soak up as much knowledge about the buy and hold technique.

Don't let bad credit stop you from learning about and using those techniques if they are the answers to getting around bad credit. 

I typically divide the deposit return equally, but recently learned a new technique- have it designated in the lease who the deposit will be returned to and let them divvy it up.2.  

Any techniques?

I agree with @Nick Britton invest in an education, and focus on strategy that incorporates no money, no credit techniques to start your business. 

Hello All Investors,I want to work for free as your apprentice, under your wing learning fix and flips, but and hold and other techniques.

My suggestion is Realtor because you can always take classes on appraisal techniques and, for the most part, appraisers gain a smaller skill set since they don't have to do marketing and sales.

I had her do that reset technique with success.

I've taken data from title COs and fed it into AWK to format output for CSV, making spreadsheet analysis possible - - however, due to an HD crash, nothing remains of this technique.
