Hi guys hope you all well and growing your business.I usually buy single faimily homes from the auction at low price since they need tons of rehabs (the ones I pick), Im trying to implememt the BRRRR strategy, contacted couple of banks the problem is since Im trying to refi in less than a year they would give up to 70% of the purchase price and no apprisal at this stage (onw bank offered 3 months delayed purchase I think thats whats called but not sure). The problem Im having is they depend on the purchase price which is low as compared to the ARV and wont send appraisal till 1 year and I neither have lots of cash to keep in one or two deals and wait for one year nor do hard money.Trying to refi as soon as Im done with the rehab if possible which most of the time takes me 1 month max on average size house.Any recommendations would be appriciated.Wish you all the best of luck.

I did work in RE in Spain actually, at the bottom of the financial crisis I started an investment advisory firm and we focused in commercial. For my next stage, I want to do multifamily and I do not see the appeal to do it in Spain right now (laws clearly favor the tenant and can make your life quite hard as a landlord). Are you currently investing there?

As far as I know Susan is by the Big Bear Elementary School and Tracy won't be an option.I got quotes from all brokers I was referred by local professionals and contacted other local brokers I was able to find online, but looks like Big Bear companies want a good cut or have no providers to write in the area. Also still shopping, but what works for me is when searching "vacation rental insurance", in the results companies like CBIZ provide great and better coverage for less money compare to local brokers.Need to call around because looks like it could be different for every house located in different areas of the valley, meaning what works for Jared may not work for Susan because they are far apart from each other. If any other short-term rental insurance agencies see the message and feel like they can provide us all with a reasonable policy, please join the conversation, would be glad to see you in here))
