😊CA is a pretty easy state to get wage garnishments, all the while interest in accruing on the judgement, and also you can get bank levies.

In the current market environment, it will be very difficult to have any positive cash flow or complete a successful BRRRR even with conservative debt levels, and pretty much impossible if financing down payments/ any zero down strategy unless you have a partner willing to put up all the cash.

The more imminent needs are the electrical, plumbing, roof and upgrade to double pane windows, most of which will be pretty dusty if there are humans living in the space.
