If you go this route then you'll know that you'll be putting all your eggs in this one basket, preparing yourself like a buy & hold gladiator over the next year on tenant screening, rehabbing (so you can get in those units and force appreciation) and analyzing deals so you can buy the right multi.If you go this route then you won't really get distracted by managing two different properties and trying to scale too quickly.Option 2: If you decide to go with this route you have several different steps that you have to take before you get to your desired end result.

Another thing you should do  before you start investing is to locate an office that has a minimum distractions.

If you are going to college then concentrate on doing that well before you start a new distraction with wholesaling...what you might consider is if you are moving to be near campus that you could househack a house and get some college roommates to pay the mortgage for you so you are living virtually rent free while going to school.

Listen to podcasts (there are a ton out there... just focus on the ones that address the things you need to focus on... distraction is bad).Good luck!
