There is less demand for assets in tertiary markets.I'm not a fan of all 1 beds, but that depends upon the market.

Inflation is a godsend for anyone who owns hard assets, especially when they've taken debt.

An asset protection plan is an excellent start but so many layers to this question.  

What is the prevailing cap rate in the market for this asset class and make sure that the reversion/exit cap rate is half a percent at least increase bc you're assuming that you're selling it in a junker market.Loan Terms & Exit Strategy:Verify the loan terms (e.g., 3+1+1 extension structure).Confirm if the deal involves bridge loans or fixed-rate, long-term agency financing.Assess if the extension options are realistic based on the current and projected market conditions.

You have a lot more learning to do before you commit to an asset/area.

AS a PML that does volume 150 deals a year and many of he deals come from wholesalers so I know it has to happen in the lower value asset realm .

It's like having lazy equity in any other asset.

The asset has to qualify, it is typically not based on your personal qualifications.
