Cutting down timelines to not extend carrying costs Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

The yield on the 10-year Treasury slid almost 8 basis points (as of writing) hovering at 4.158% following remarks by Fed Chairman Powell on Monday that the central Bank will not wait until inflation has reached its target rate of 2% before cutting interest rates. 

For example, I bought two duplexes in the same cut-de-sac.  

Just cut out the middle-man. 

Put your cards on the table after the initial review rather than tie up and waste an investor's time. 

The past twelve months I have been intimately involved with expanding offerings and niche programs with my current lending partner (based in NY but still with ties to South Florida.) 

Before you commit to building it out of wood and wallboard you could always mock it up using cardboard boxes cut up into sheets with duct tape to hold them together.

Budgeting 5% of $1,000/mo for cap ex ain’t gonna cut it which is why these properties run negative even if they’re supposed to spin off $100/mo or whatever.
