Our firm has been looking at light industrial as well and were pleasantly surprised at the upside potential of acquiring mom-and-pop facilities.

From a risk management point of view, do everything you legally can to check in on the daycare, observe the facilities, keep the outside of the premises clear of hazards, etc. 

This use section is where you get for example a lot zoned SFR, but it can be used for an in home day care, a residential care facility etc.

I had a Self Storage facility in Missouri under contract in 2020, but had to back out of the deal right before closing because of bad survey issues. 

We have an Amazon type facility coming to our area.

I definitely find work fulfilling, and up until recently found great satisfaction in my culinary career, but recently had a perspective shift when finishing the house, that I am capable of providing much more value to more people than I had ever thought, but not through my cooking.

I no longer see value in holding real estate, excepting those specific situations which are government supported, e.g. subsidized housing, adult living facilities and the like or if getting the real estate at fire sale prices, e.g. 25% of current fair market value.
