@Linda Shand anyone based in CA MUST BE LICENSED TO LEND.. either CA real estate broker NMLS or consumer finance license if the company has none of these and is based in ca... then they are not acting according to the laws.. and that in its self is a red flag .. best to go local for these kinds of loans what does a guy in Rancho Cucamunga know about Mobile AL...

Some of those banks will also have retail operations, but generally you will get a better rate/fee combo through wholesale (the dozen loans per month mortgage broker gets volume discounts) than if you called that exact bank or lender directly (average consumer gets 1 mortgage every 3-7 years + marketing budget needs to be baked in).

In the CA example you are talking about an exceptional appreciation rate that is not typical and will not continue forever at those rates.
