With my 8 plex deal, it was huuuuuge to me, but it was small potatoes to the seller.we just put a contract in   on a large AG prop in Oregon full price  multi millions and sellers agent said they have to wait till after church on Sunday to present the offer..

It was too hard to try and dip our toe in the traditional space and investor space.For example we had Realtors trying to obtain clients though church groups and family events.

As a general rule you don’t rent to family members or friends, because they expect you to be understanding when they are low on cash.I have tried to help some Church families out 10 plus years ago and when they didn’t pay correctly it was very uncomfortable. 

It might be helpful to create separate lists for friends, family, co-workers, teammates, a gym family, a church family, etc.

It's right across the street from a church and down the street from another one.

I aim for a C, or improving D neighborhood with a school nearby; a strong RC church with a parochial school is a plus.  

only people that make those work are like habitat for humans or church charities supporting their neighborhoods. 

Join a church, AA, gamblers anonymous or whatever fits your needs and find your Higher Power.
