(I'm able to get into this thing for only 10K the cash on cash return is absurd from 37-56% (depending on closing paid and points I pay, its an 8% Cap, 350-450 cash flow (after variable expenses + depending on final rate) Brand new.. seems like a decent first step but the functionality..

I have also found good brands of faucets on Amazon that are less expensive.

I wanted to reach out and see if anybody on here is familiar with any Wholesaling firms/investors in the El Paso area that is possibly looking around for some fresh, young candidates like myself.

For only a couple hundred dollars more monthly, I can purchase a beautiful brand new home 10 minutes away from the university.

We have soils here that contribute to uneven floors and foundations, and yes @Carolyn McBride you can relatively simply jack the house up and reestablish fresh contact points for the home on the foundation.  

Freshly renovated and the rent price they were asking by the end ($2150) seemed fair.

Do I just cut ties and get her out to start fresh with a new paying tenant?
