Less affluent areas that will benefit greatly from occupancy taxes and tourism may be a better bet.

A judge won't hold them responsible for a long duration lease it they break it but I would bet they will hold you responsible if you try to break it. 

I know it is typically only used for finding vendors when you have an issue but I bet the right handyman would be open to your proactive search.

The airlines are betting on it big. 

I really see Columbus Ohio as an extremely safe bet for the next 10-20 years.

Mexico would be your best bet.

I do deliver it digitally through a web based app as soon as they book and then have a printed version at each property as well.

If they do not comply, I would either change companies or try a software with web flyers to find applicants and do your own screening. 

Unless you have a solid plan in place to sell or refi the property within a year.A HELOC on your existing rental would prob still be the best bet, and you may just have to keep calling around.
