The RE agent stated some properties on the river in the past did not get their lease extended to provide better river access.  

I have an agent sending me properties and I have ran the numbers on dozens of properties, but the crazy high taxes and insurance have killed every deal I've analyzed.

Also, the agent as Rene said should be a good investor friendly agent too.

Also, staging and professional photography can help potential buyers visualize the space better.Lastly, think about local advertising—social media, networking, and maybe hosting an event for local agents could help get more eyes on the property.

The only people that are going to tell you you're going to clean up are PMs and RE agents.

I think LTR vs MTR is very area specific and would rely on the expertise of the local agents!

As of now my network of connections with agents and investors is very small, and I am looking to expand my opportunities as much as possible so I do need a bit of work when it comes to this aspect.
