We thought about asking for:Records on reroofs or roof repairsRepairs done, such as a repair schedule (including but not limited to sewer, water, electrical, foundation, pest/tenting etc)When appliances were last replaced in each unit.Name and contact info on contractors, painters used on the propertyUtilities current tenant pays (trash, gardener, sewer, etc)Copy of current and previous leases of both units.

Does anyone have any great recommendations for an interior painter to paint the entire interior?

@Doug WebbA neighbor of mine is a painter who is both good and affordable.

For example, the unlicensed and uninsured handyman/painter charges 35 per hour when the licensed and insured handyman/painter charges 110 per hour.

We used a drywall specific company instead of letting the painters do it since there was so much work to be done, including knockdown on the walls and respraying parts of the popcorn ceiling.The electrician is finished and we now have can lights in the kitchen and lights over the soon-to-be bar.

When I started out, I got a lot of great guidance from other land lords, and I was able to get those initial contacts that are so critical like handymen, painters, flooring folks, etc. 

Using numbers I have from cleaners, painters and maintenance hours spent on turning units - the cost is roughly the average price of one month's rent for a low end 2 bedroom.
