I recommend choosing a market where you can break even or better on a monthly/annual basis, and experience moderate to strong appreciation.I also have plenty of clients who don't care about appreciation and focus purely on a monthly/annual cash cow- but I recommend a vacation rental property in a market that offers a balance of the two.

For a relatively new investor with about 300k in capital, what would be a moderately aggressive goal for monthly revenue generation within five years? 

I do not presume that this is ALL investors' goal, however, as many smart, reasonable, and moderately wealthy investors choose to pay down properties like this and have a stable, cash flowing asset with no debt and a ton of cash flow.

Of course, you can combine some units.Up where I am, they've been building moderate to smaller size commercial buildings, 2 to 3 stories, usually 40x50, or 2000 sq ft per floor.

Then spiking to approx 3K-4K with moderate bounces for extended period...likely into 2011-2012.
