@Alina Trigub I've been looking into areas like Newton and Sparta since the property prices are affordable and travelling from NYC can be done in under 2 hours.  

The model I use to find house hacks has gotten my wife and I to financial freedom in under 7 years and we are now going on over a decade without missing a single payment of rent working with very easy to manage tenants.

We currently are renting at $1775/mo, and our (difficult) tenant is moving out at the end of her lease on July 31.The place is 1100 sf, completely renovated in 2016, attached garage, stainless steel appliances, granite countertops in kitchen and bathroom-- a nice place...but someone on federal housing assistance can live there for free if they're unemployed (during a nationwide labor shortage, mind you), or for far less than the actual rent if they're employed with a low-paying job.Every time we're looking for tenants, we get inundated with people looking for Section 8 housing. 

I hope to come in under $40K.. we shall see.

For instance, you can do an eviction in under 30 days for under $500!

Once the moratorium ended the courts were not excessively inundated with cases.

We have been very impressed with MI but the appraisals coming in under the asking price is a tough pill to swallow for us.I'm sure you have also realized that you and I are a bit late to the party in that Rent-to-Value ratios are in the 0.8-1.2 range now as opposed to higher in just the last few years.  2016 was a very good year for RE appreciation and newbies like us will pay a premium now.The main reason for my post is something no one has yet to mention that we have discovered. for W-2 investors like us who don't plan to leave their jobs soon, the depreciation is not an option as a tax write-off for those making over 100k/150k of W-2 income.  

I left enough meat on the bone for all parties to eat, and all was closed in under 2 weeks.  

I have an area that was (still is if you already bought like we did) a great area where we got in under or around that $50k mark.
