They wont connect service in a unit (had service before turnover) because they're upgrading service.

If you have not put them into service yet then you may want to hurry up and do that otherwise you’ll have to wait until next year.

.: I would only buy single family homes in the best locations I could afford rather than messing with multifamily and less great locations, and I would use my local credit union for loans because they keep them in-house and service them in-house, so that I wouldn’t have to deal with loans being passed around among all the sketchy loan servicing companies.  

@Seth RolandLoans like bank statement loans or DSCR (Debt Service Coverage Ratio) loans could be great options.

I agree they had communication issues during a transition period that we dealt with, but things have improved from last year.

I wonder if rent control laws will be easing anytime soon in this city - other than capping rent prices, I don't think they do anything to help improve the quality of rentals.

The city of Chicago has made a huge push to get rid of any lead service lines, so it's no surprise you have to mess with that.   

Basically, you ask permission from the mortgage servicer, who then informs the mortgage investor assuming they are good with it.

Personally, I enjoy self-managing and screening is my favorite thing, so I'm not in the market for PM services, but a lot of my clients that I work with and other fellow investors would be interested in it.
