Focus on absentee owners and start with the ones who live the farthest away and only own one property in the area since they have the least use for the property.You can also drive for dollars, looking for anomalies of disrepair and then look them up in the tax records and use a site like Spokeo to do cheap skip tracing.

You could look into enforcing late fees if your lease allows it or even start the eviction process to show you're serious.

Look for investors who have capital but lack time or experience—networking on BiggerPockets, LinkedIn, REIAs, and local investor events is key.

I love that the MHDC loans are offering 0% down payment options for duplexes, I would look into that if you havent already.
