Without running numbers, I think you are looking at an asset that makes 8-10% over the next several years with an upside in the 15-20% range if you see high single digit/double digit appreciation.

The latest rates and terms I have seen are for rates in the mid 6% to 7% range.

I know some great syndicators and I personally partner with investors on deals and typically get them returns in the 15-25% range depending on the type of deal.
