Tweaking wages will never change this. 

., smaller footprint duplexes have a higher cpsf just to cover fixed costs.For my project I have had them tweak the floor plan and I'm upgrading the flooring to Luxury vinyl, counter tops to granite, appliances to stainless steel, and a few other odds and ends.

I made a few tweaks such as allowing for an all-cash purchase and 15 year loans.

We got a boiler plate agreement from Streamline our PMS (most will provide this for their automations) and then we had an attorney tweak it. 

A flat rate that does well year round can only improve by continued price tweaking based on those things I mentioned above.

Otherwise, they have been working great for us, once properly tweaked.

(I call it the big bang theory xD) just find deals and find strategies to get your money and slowly tweak your strategy until it fits you.
