If you are a buy and hold investor and have no plan to force equity that is a different story.

@Dustin Horner 10 units probably won't even cover PT.Unless you plan to scale to 50+ units, you're probably better off hiring a PMC.

I agree local banks and credit unions will be better if you're planning on growing your portfolio. 

I think you have a good plan, BRRRR is still a great route in the current market, and especially for the states you are already in - both Indiana and Georgia are very well positioned for BRRRR deals in my view / experience

My client plan is to demolish and do new construction within 1 year.

However, it was not something that we planned on and I did not have any sort of communication prior to with that particular poster planning to highlight their services. good point Joe will have to see if I can see that kind of behavior..
