It's moved along well in the remodeling, and is literally in one of the hottest markets in the country.

That doesn't mean you won't get calls or have repairs to do, but it does mean that you can have a cordial relationship with them and they won't call you at 3am because their toilet is clogged (one of the landlord clichés, BTW, in 15 years I've never had anyone call me in the middle of the night.)

I was given a tour last week for the first time of the whole new office they remodeled, it is very modern and really nice.

Items needed include:  new HVAC (current was installed in 2003), new water heater (the house has two, one is new, and the other was made in 1998), significant bathroom repairs/remodels in both bathrooms to re-do unskilled labor, window replacement to re-do unskilled labor, destruction of the garage and rebuilding the roof to be without the garage, destruction of a cinder block wall that was supposed to be used with the garage, finishing the driveway that was half-completed, fixing plumbing violations, new flooring and paint in the entire 2000 sq ft house, updating tax records with number of rooms and bedrooms, and some cosmetic updates.I initially offered $90-95k range, and said I would present a final offer upon review of the repairs.  

There are also no reserve requirements but a little higher origination and you'll have to pay for remodel costs or borrow that.

Also, all tenants have been there for awhile, you'll have to add some money for light rehab for three of the units: paint, floors, maybe some appliances, and to remodel and convert the 4th unit to a 2bed/1bath unit.

Hello,I thought I would extend an olive branch to anyone in the Cleveland area who may need help with their remodel, or may have questions about their current project.

Something like this:This home has a completely remodeled kitchen and bathroom, new hardwood floors throughout, all updated mechanicals, new roof, etc - which none of these comparable properties have.
