It's called a drop and swap. 

One lender I was speaking with even mentioned swaps as a way to hedge against potentially higher interest rates, but sounds kind of exotic.  

One thing to keep in mind is if you're planning on doing any maintenance/upkeep/upgrades/furniture swaps before spring break, you'll have a short window to do it in.

If I can spend $20 on a gift card once in a while and check in to see  if a tenant needs anything or offer to swap out a hard to reach light bulb  to keep them happy and satisfied I'm more than happy to invest in that.

This is an added safety measure to the home, and swapping the breakers would void the home warrantee provided by them.

It could be argued either way, but definitely better to be explicitly in the lease.(2) To automatically swap to a week-to-week tenancy in the lease after the lease term, because this can make evictions for any reason go much quicker.  :-).

“Drop and Swap” and “Swap and Drop”: Many years ago, these were fairly common techniques used for those partners who wanted to go their separate ways.

If they can swap without having to reconfigure pipes, it may be cheaper.

(I know, hard find)  Too bad "House swap" didn't take off b/c that would be ideal.
