Off Market direction

If there's a seasoned investor on BP that would be so kind to offer a little direction, I'd greatly appreciate it! I'm not an investor, I worked for one for a few years but I'm not an investor myself. I'm looking for an off market property to utilize some creative financing for a personal residence. My family would like to move out of our subdivision, stay within an hour of our current home and find a home with some acreage and garage space/pole barn. (I know, hard find)  Too bad "House swap" didn't take off b/c that would be ideal. We do have very good credit but current market prices are through the roof in our area due to people fleeing Chicago and heading our way. Great time to sell but terrible time to buy so I'm hoping to get creative. If we didn't have so much "stuff" we'd sell and rent for awhile until the market cools off but not really wanting to move TWICE. Any suggestions on helpful places to look would be greatly appreciated. God Bless!
