I know this is a long shot but in Illinois, the title company recording the deed and mortgage will stamp their name and the policy file number on the deed/mortgage itself before recording.Question:   Does the "lien" recorded in 1976 have any information on it referencing a title company (mortgage at purchase or refinance?)?

I have a buddy who found a 30k stamp collection.

At CPA firms where I've worked we've mad the admin get get notary stamp- so a small specialized REI CPA where it's only him or maybe him and 1 employee, not a value to him.  

I live in what these people think are the paradise of cheap properties and monster rental ROI, and even I have money in index funds.I grew up poor and on food stamps, and in those days, I really believed all the idiots I saw driving around in nice cars and going home to A-class properties and picking up the pumpkin spice lattes had money.

As far as I know, you need an architect to stamp a set of drawings to obtain a permit.

For instance, The State of Florida charges Doc Stamps Taxes on the deed, so you would want to multiply your ARV/expected sales price by 0.007 to get that cost for your sell side.

You’ll typically need at least for the plans to be “stamped” by an engineer or architect.

Judging from your tone, it sounds like you want the bank to rubber stamp the "deal" you have with the seller.

My CRM can automate direct mail sending but not with stamped envelopes.
