Flipping in the uk has low transaction costs and therefore makes lots of sense, but this post (below) made me a little crazy because in the US, transaction costs make sure the entrepreneur with all the risk/work gets only half the profit....even if it goes well....whereas the realtor(s) and money guy gets half ( or more) of the flip for close to zero risk.

Another great resource in Wilmington is SCORE, it's a free mentoring service that helps entrepreneurs get their business started.

There social standards and social skills do not warrant "nice".This has been tried and failed many times with investors walking away wondering how tenants can be so irresponsible and so destructive.

It's not as slanted as they make you think it is.Screening tenants should include a current or most recent landlord reference and a confidentiality release for the state police social worker. 

I am looking to learn as much as possible and assemble a team so that I can invest out of state in the Connecticut market by the end of this year.Some background on me: I am 25 and currently operate a Social Media Management company where I build my client's Social Media accounts.

Is this an advisable path forward (it seems this is the only option I have to make this long-coveted first real estate investment while becoming an entrepreneur at the same time)?

I have seen it thousands of times with entrepreneurs over the last 20+ years.Most REI LLC's could be pierced in ten minutes by a competent litigator.  

This year I have finally forced myself to pursue my dream of becoming an entrepreneur by getting into the real estate world.
