I would think there would be tons of people who would be looking for passive $ …without shelling out $20K … I know we have a large group of women in CA & several have indicated they want to do wholesaling and flipping and we will be looking for private lenders or silent partners for deals … the FB Group is SoCal women’s real estate investment team

This has several advantages:1) Much less passive.

In several California cities there is this concept of 'banked rent'; that is rent increases from past years that were not applied.

If several PMCs are all giving you roughly the same rental amount, then it's probably a correct number.

Travis,There are several new  guys popping up in FB targeting wholesalers and investors to run our marketing. 99% of them are not legit. 

Or you could go all in on student housing given the severe shortage.

Ran them several years ago for top of funnel investors, it was ok to start then data started falling fast so we bailed on it
