It took me a long time to find a contractor who would give me a bid that was at the level of detail that I felt comfortable with, and the more they worked on the bid the higher the price rose...By the time the contractor's bid was finished, the rehab was going to be just under $100,000.

In the Ontario market after the 2017 spike we did hit a small decrease but overall it rose homes to a new level of pricing.

My guess is that your CPA's comment was colored by the fact that he assumed you would be buying a turn key property (which are trading at a premium right now).

Might have run out of money after installing new HVAC, Updating Electrical, New water heater, Paint, 1 side of vinyl, etc.Rehab Needed: $25k (I am figuring $35k to have a cushion)Scope of Work: Update Flooring with LVP, Update Kitchen with new cabinets, countertops, appliances, paint inside and out (interior does not need paint but has outdated color), update baths, install vinyl siding on 2 sides (2 sides already have vinyl), Replace Windows, Install new entry doors, freshen up the landscape.
