I tell them what I want done in a check list format, and what I want them to resupply and restock the units with. 4 rolls of tissue paper, 4 water bottles, etc.

The only risk is if the company goes bankrupt (which in case I would then start self-managing), and the only costs I'll have to cover are potential structural damages (which would most likely be covered by insurance).Another plus side of having invested all cash, is that I will have potential access to lines of credit both for home equity (up to 70% of home equity), AND for future guaranteed rents (up to 60% of total 10 year rent roll).Already planning on the next property using the same strategy, but this time with traditional financing (looking for 100% mortgage).

Your not going to have much luck forcing tenant to have internet..The cost of the service is a expense you can deduct from your taxes.. it outweighs the cost of water and if there a way possible to add the connection to the apartment it's a bonus for your tenant,, and cost could be rolled over into rent..

Personally when I rented I was always rolling my eyes when I saw a coin-op machine in the building and felt like that was just an extra hidden cost into my rent.

Everything is finally in order and now I want to run at least 1 campaign before the big day to get the ball rolling again and possibly knock down a couple nice deals to help foot the budget :-)Anyways to the topic at hand...We have always used Yellow Letters . com to handle our marketing and so far the response has been about 2-3% - majority seem to be "tire kickers," so we are considering a little different approach.
