As Noah mentioned, the BiggerPockets platform is developed in-house by our software engineering team.

mainly cosmetic: stained floors, repaint, may need to replace carpet with hard wood, resurface cabnets, new shower, repatch water damage. 

We hired Bildwise for a renovation of our 1965 single-family home that included complete electrical rewiring and updating, roof replacement, light kitchen and bathroom remodeling, new flooring, new interior paint, and masonry repair.

Disclaimer aside, my short answer is create a land trust, transfer into it, adjust/replace insurance, redirect all accounts, and establish a bank account for the Trust. 

He was responsible for replacing the water line. 

Like replacing remodeling a restaurant you purchase with new interior, grills, fryers and coolers... you are investing in the long term of your business.

I don't know if technology can replace someones experience of living and breathing in that area/environment.

Once you sell the first property you have 45 days to identify a replacement property and 180 days to complete the exchange and have taken title to the replacement.
