Since so many deals are in these areas, it may appear that I pass on a lot of deals, when in reality I'm just not interested in the hood rentals.

The reality is everyone is not getting in on real estate though it may appear that way at times.

Let's say they manage 7 properties for a local investor with a rental range of $900 to $1200/month per unit - the reality is that they may put minimal effort for your business, versus much more effort for someone who is a significant local customer at a notably higher price point.  

I personally do not like portfolio type deals because investors tend to over value the assets based on a cap rate, when the reality is that single families and small multis should be sold based on comps. 

Buy a trailer park at a 2 cap price, but syndicate a reality TV show about all the hilarious shenanigans and drama, and poof maybe now you're at a 20 cap.

In reality I dont want to put my money out and theres those that have no resources to large amounts of cash, loans, etc.

The reality is that what you are experiencing is what wholesaling is like.

They are usually at Keller Williams inspire reality office in Fargo, This month they are meeting at a flip property in south Fargo. 

When I finally started taking action regardless of my beliefs and what I thought was reality, my life and finances started changing.

I'm curious how to navigate these if they come up, or if they just don't come up in reality.
