Find a few that you are interested in and then interview a few Realtors who have a track record of success working with Realtors.

We have access to all public records in Illinois and Indiana and thus do not have to pay fees for tools and apps other investors use for access to those records. 

Again, this info is received when recorded so it's not always timely.

Be aware when looking up public records that some counties are VERY slow to update their online records, particularly the tax records.
