This thread just keeps on giving, the current situation nationwide is about who city boomed the most we know the answer to that those cities will fall the most.I put a house up for rent last week took 24 hours with 2 callers I raised the rent it’s still under what it is worth.Last time it was rented in 5 hours and dozens of callers, so it has slowed down some.Here in the Midwest, it’s a supply issue plus it did not go way up so the price now is still reasonable compared to the rest of the nation.The locale economy has to be diversified or it can and will bust.

I would suggest looking in the rust belt and mid-west .... you could get 8 SFRs, 6 duplexes, two quadraplexes or one octoplex for the price tag of that 250K(ish) duplex you've been considering.Ironically I had a cold caller today from a turn-key outfit in Columbus.  

We've hired on full time VAs, part-time cold callers, account management and accounting. 

If Yellows then you'll need less of a number count however yellows tend to be a nightmare for some new investors as things like answering the calls, dealing with unmotivated callers and the busy work becomes unproductive.Personally I like a mix...

I’m thinking I can teach 10 questions better than I will ever be able to teach embedded commands, mimicking, pacing, positive and negative reinforcements and the like.ANd if I can train someone from India half way accross the world to screen callers the job is 1/3 accomplished..

If your main concern is tracking your response rate on the letters, you can still do that since all phones have caller ID; it'll just be a manual process.

I have a caller on it but our list building is such a tedious process for me and I don't have the time
