I'm joining Bigger Pockets to try to connect with people who can teach me and encourage me.

I have found people willing to owner finance their house to me at a lower interest rate.

But aren't all good markets, meaning that's where people want to invest?

So, if it is more of the 2nd on there...I'm sure that some people might comment to "Do This" or "Do That"...but how do you know if any of them are correct?  

Perhaps my current firm at $6,000 is a little more suited for people with a bigger portfolio.We have 4 rentals. 

People are touring and signing leases the same day because of the urgency to live somewhere.

That might be the biggest hurdle - but otherwise, I'd check out "DSCR Loans" which are the perfect option for people like you looking to buy rental properties w/o W2 or DTIWe don't own any other properties other than the investment property we just purchased.

Love it when people succeed. 

I also want you to get into the mindset of direct calling opposed to waiting to people to respond to your campaign.
