its hard to think if it was a normal 30 or 45 day rate lock lock that the process is taking that long to where you would need to extend. i was trying to catch up on previous responses, but it sounds like the cap at the 66% LTV was to keep the DSCR ratio's in line to keep the original terms the same. i do agree with a previous comment that 1.5 bps a day is very reasonable for extensions. most non-qm lenders will except an appraisal from another company and transfer it over. however most lenders (if they are sticking with the same company) will not usually allow a 2nd appraisal, so they might be sending elsewhere anyway. hope this helps

I've wondered if for example it even makes sense on a NNN retail building.Maybe if your CPA can do it cheap as part of their tax return service fee for you.Hopefully just your normal straight line depreciation is the way to go, but check with your CPA and see if they think it is worthwhile for you.

A bright red grape juice stain on white or beige carpet is damage beyond normal wear and tear.As far as the garbage and the dumpster, if there is trash removal included in your rent, it probably doesn't include furniture or excessive amounts of large pieces of garbage.

In the multifamily space, this normally means that a building will be negative cash flow for a period of time, and that you would need to put cash/sweat equity in to turn things around.
