The pad is great for a live/work contractor, since there's lots of space, nice house, and big warehouse - but not really as a rental property.What I'm actually leaning towards is unloading the break-even property, and transferring to something more suited to rentals.   

We had to wear suits, respirators, safety glasses, and gloves.

I have only flipped my principal residence once , what ill do is out a suite in and make it a rental.

Luxury Vinyl Plank looks very nice, is durable, and can handle getting wet.

Its interesting that you are hung up on me staying legal (which i never said otherwise) yet u pm me calling me names and that you would ruin my house if you had the chance, so i guess legality only applies when it suits you right.

From what I've found, you can hold the tenant liable for all court costs if you win the suit and they are evicted (not sure how often we actually end up collecting, but we can try, right!).

The time has finally come to refinance my six suite rental building.  

I would love a four suit or bigger.

There is no path that would suit us all.
