Including adding support beams due to the size and gutters and a pitch to send the water off to the left of the building is going to be the play.

I do not want to spend too much on this property so I would like to make it look modern with the least amount of money.Pictures provided: I was planning on painting the wood panelling beams black and the wood paneling near the kitchen white.

Granted it will not be under that load constantly but I wouldn’t want to stress the beam being as though it is carrying the load of a pretty high roof.

I recently came across a vacant nursing home with brick exterior, pier and beam foundation on half the property and slab foundation on the rest of the property. it comes with about 6 full bathroomslaid through out the East, South, and West wings of the facility, about 5 half baths, one main kitchen area, and a pantry/partial kitchen area. 

It's probably a pier and beam.

After full demo, we found severe rotting and termite damage on the main supports and all the subfloor cross beams.

It is a modular home, with a marriage wall, part of which I would like to beam and remove.
