Otherwise, make your pet people carry insurance and have them sign a liability language (although the insurance policy is what matters because their agreeing to be liable often means little)As for breed restrictions, we use the exclusions that our insurance company requires.

I am assuming that all the other terms and conditions are the same on both quotes but I would confirm that the deductibles, Coinsurance/Agreed Value clause, protective safeguard language, etc. are all the same.

For those that we are keeping on AirBNB, we are reducing base prices, increasing discounts for longer stays, including sanitation protocol language, changing to flexible cancellation, listing on multiple platforms (VRBO/Air/Booking.com), optimizing listing titles & photos as much as possible.

With an outlier situation like this if it is a good tenant, I typically eat it the first time and talk to them letting them know that if this is a repeat issue she will be billed back for the whole repair (depending on LL-tenant laws in your area), this is far beyond standard wear and tear and would typically fall as a tenant's responsibility beyond even the $100 language in the lease.
