He said it would be fine, and any issues (fire, injury, etc) would be covered.

General liability insurance for most contractors is not a bond that covers performance, general liability only covers property damage/bodily injury in his negligence.

The liability of allowing it which then increases the risk of injury.

If they are OK with it, build a "release of liability" that says Tenant takes responsibility for any injuries or damage caused by use.

This isn't always a question about liability but personal injury.  

If someone sues for an injury that happens on your rental, their claim can be limited to the assets of the company who owns it, the assets of the shareholder are not subject to suit.

I would always recommend using an attorney in NJ, specifically one that specializes in landlord/tenant law - not divorce, personal injury, or DUIs.

Being an additional insured (AI) helps more on the bodily injury (BI) / liability exposures.
