Meet new client interview them and ask them goals.

What kind of process did you use to vet/interview them?  

Interviewed the owner/property manager on the phone, and I had my dad meet him in person to get a feel for him.

Investor friendly agent should interview the buyer first, if they are not doing that  it means they are not taking it seriously, or they are just new and hoping to make some dollars. 

No matter who you choose interview them very closely, make sure they are NARPM credentialed, fully licensed and have a ton of experience because there is no substitute for experience in the PM business.

I do have a list of questions I would recommend asking your lender when you are interviewing them: When do you start using rental income to help me qualify?
