We’re in the business of closing deals, not wasting money on title searches, time, etc. for files that don’t get to settlement. 

Start with learning how to run comps, how to estimate repairs, how to find deals, how to negotiate with sellers, reading and understanding a purchase agreement, finding an investor friendly title company, having an attorney create an assignment agreement for you, contacting investors to put on your buyers list etc.

we just built and sold a house and were on title for 4 months start to finish and it was sold during framing. we built it in 90 days.

DSCR loans are a little different in that they are business purpose loans, regardless the mortgage does not effect deed, title or ownership of the property.

It is like a an automobile and has it's own title and technically is movable.A mobile that has had "elimination" of title is something else.

Just wanted to know if anyone have used a title company that know how to close wholesale deal or assignment transaction?

I just looked at my deed/title and under the grantee information my grantee mailing address is an old UPS store box I had.

I have taught myself a bit on how to do TItle search on my own but I am no professional and I am still confused on the Order and Hierarchy of mortgages.

But there's several questions and parties (eg. lawyer, realtor, title company?...) 

I’m licensed in NJ and the practice exams had identical questions to the actual test.
