Comps are only important to the degree they affect the numbers.

I've been a software developer for 17 years specializing in Microsoft technologies and have my BS degree in Information Systems.  15 years ago I started learning about RE investing from a co worker that was embarking on this journey, and I read books like Rich Dad Poor Dad, Cashflow Quandrant, Total Money Makeover, How to Win Friends and Influence People, and other various "motivational/self-help books".  

Little about myself- I was a mortgage broker in West Palm Beach FL for about 3yrs and got out to finish school here in Orlando @ the University of Central Florida with my finance degree.

I am a recent graduate of California State University of Fullerton where I obtained a B.S. degree in Political Science and American Studies.

Second, relax a little, you're making it more complicated than it needs to be.Third, your agent should be able to provide you with the numbers you need, to a workable degree of accuracy, for free.
