The mechanism would allow the property to be re-deeded to all of the LPs as tenants in common. 

Schools are solid, demand is high, and I think that you'll see an increase in housing prices in the future.

I would check with Dennis Kahn at Homestead Mortgage or another popular mortgage broker here, Zach Starnes or there are several other lenders that can re-fi off appraised value much sooner than 1 yr.

Your quote are all across the board because some could be patching the cracks (cheaper ones), while others could be re-doing the section of wall with cracks (expensive ones).

Generally speaking, my landlord-tenant attorney encourages use of these forms rather than writing up a custom agreement.

That's why I am here. first thing I learned in RE is I for sure dont know everything and very few folks do.. we are all learning even at 50 years of doing deals I learn new things every week.. thats why I am on BP you have also 50 states rules and laws are not nationwide so I like to know how each state works when it comes to transactional real estate and development.
